The Carrington project embraced the philosophy of using timber as its primary structural building material and prioritising common zones and amenities, for the construction of three level apartments. The project surpassed the required code standards, thereby achieving the coveted Homestar 7 rating.
The initial goal was to achieve 60% offsite component usage in the manufacturing and assembly process, but the team surpassed this target. CLT was chosen due to its cost effectiveness, shorter construction time, lower carbon footprint throughout the project's lifecycle, structural capabilities, lightweight nature, acoustic properties, and fire resistance. CLT proved to be an ideal building product with its precise manufacturing process, allowing for a quick weather-tight building envelope. Bathroom pods were also used as an additional innovation.
The concept integrated CPTED Crime Prevention through Environmental Design, which included good neighbour vision and interaction with bump and chat spaces through to common spaces including the playground, entries and accessways.
